Code is a floor,
not a standard.
Starlit started in 2018 on a plain position: the building code is a legal minimum, not a standard worth aiming for. A house built to code still leaks air, and you live with it: drafts, cold corners, rooms that never quite settle. We build to a higher standard, and we prove it by testing every home before handover.
A house is one system. Insulation, air barrier, windows, and mechanicals get designed together here, because a mistake in one shows up in another: drafts, condensation, or a heating bill that keeps climbing.
24+ homes later, our average build is about four times more airtight than code requires, and every single one has met the standard we hold ourselves to.
The standard, every home
Insulation that wraps the outside of the house, not just fills the walls. Windows with three panes of glass. A heat pump for efficiency, with a gas furnace behind it for the coldest weeks. Fresh, filtered air piped to every room around the clock. And a radon vent under the basement floor. That's where every Starlit home starts.
Who checks the work
The air-leak test runs on every home before handover, and you get the report. An independent energy advisor verifies every Net Zero label — we can't grade our own homework. Tarion backs the warranty. And the radon system is re-tested 90 days after you've moved in. Four checks, three of them by someone other than us.

There are two principals, and both are on every project. When you call Starlit, you're calling one of the people below.
Omar Fayoumi
Principal — Planning, Design & Building Science18 years in residential construction and 24+ Starlit builds since 2018. Omar leads planning, design, scheduling, and client service, and runs the building-science side of every project.
Meho Burzic
Principal — Construction & Execution25+ years of construction experience. Meho runs the build itself: trades, schedule, and the stage-by-stage inspections, from foundation to the handover date.
Why we publish our numbers.
Most builders describe performance with adjectives. We publish test results instead, because a claim you can't check isn't worth much. A published number is a number we can be held to, by you and by the third parties above.
