    ADU Zoning in London: What's Allowed

    The short version: if you own a serviced residential lot in London, you can very likely add a unit — often two. The longer version depends on your specific property, which is where we come in.

    Ontario allows up to three residential units on most serviced residential lots under Bill 23 (the More Homes Built Faster Act, 2022) — typically the main house, one suite within it, and one detached garden suite.

    The City of London permits ADUs, both inside the principal home and as detached structures, subject to zoning rules on setbacks, height, lot coverage, and servicing.

    Most surrounding municipalities in our service area — including Strathroy-Caradoc, Middlesex Centre, and St. Thomas — have their own ADU provisions, each with local nuances.

    Requirements differ lot by lot: parking, entrance placement, and utility connections can each affect what's buildable on your property.
