ADUs
ADU & Garden Suite Builder — London, Ontario
Smart zoning. High performance. Exceptional ROI.
ADU Solutions
Maximize Your Property. Multiply Your Value.
Starlit Homes designs and builds ADUs — garden suites, granny flats, and secondary suites — across London, Ontario and the surrounding towns. Ontario zoning now allows up to three residential units on most residential lots, and we handle everything from feasibility and permits to the final blower door test. Whether it's a backyard garden suite for rental income or an in-law suite for family, every unit is built to the same performance standard as our custom homes.
Numbers That Work
A self-contained suite earns rent and adds appraisable value. Before you commit, we model your build cost against current London-area rents — for your lot, not a generic spreadsheet.
Seamless Integration
Our garden suites are architecturally harmonized with your primary residence — matching materials, roof lines, and design language for a cohesive estate aesthetic.
Full Performance Standard
Every ADU receives the same building science treatment as our custom homes: continuous insulation, triple-glazed windows, and blower-door tested airtightness.
Zoning
ADU Zoning in London: What's Allowed
The short version: if you own a serviced residential lot in London, you can very likely add a unit — often two. The longer version depends on your specific property, which is where we come in.
Ontario allows up to three residential units on most serviced residential lots under Bill 23 (the More Homes Built Faster Act, 2022) — typically the main house, one suite within it, and one detached garden suite.
The City of London permits ADUs, both inside the principal home and as detached structures, subject to zoning rules on setbacks, height, lot coverage, and servicing.
Most surrounding municipalities in our service area — including Strathroy-Caradoc, Middlesex Centre, and St. Thomas — have their own ADU provisions, each with local nuances.
Requirements differ lot by lot: parking, entrance placement, and utility connections can each affect what's buildable on your property.
You don't need to become a zoning expert — we handle the permit process end-to-end, from the feasibility check on your lot through municipal submission and inspections. Budgeting first? Our breakdown of ADU costs in Ontario covers what drives the price of a garden suite before you commit to drawings.
